Basement Radon Mitigation

A basement is the most common setting for residential radon mitigation in Pennsylvania housing stock, and the most straightforward to work in — the slab is accessible, and the mechanical space usually offers routing options.

A typical basement system: a suction point cut into the basement slab, sealed piping routed through the structure or along an exterior wall, an in-line fan located outside the occupied space, and an exhaust terminating above the roof.

A hole is cored through the basement floor and material is removed below it to form a small pit. Piping is sealed into that opening, and the fan draws air out of the space beneath the slab, holding it at a lower pressure than the basement above.

Because soil gas follows that pressure difference, it is collected and vented outdoors instead of seeping through floor cracks and joints.

The slab and foundation relationship

What sits under the slab decides how far a single suction point reaches. Clean gravel distributes suction widely; compacted soil, clay or debris restricts it. Footings and interior bearing walls can act as barriers between areas of the same floor.

This is why a contractor may measure pressure at test holes in different corners before committing to a layout.

  • Away from footings and structural elements.
  • Where the pipe can reach a viable routing path.
  • Where the pit will not interfere with future use of the space.
  • In an area that communicates with the rest of the sub-slab space.
  • Where drainage and any existing drain tile are not compromised.

Fan and exhaust

The fan is located outside occupied space — commonly in an attic, garage or on the exterior — so that if piping downstream of the fan ever leaked, it would not discharge into the home. The exhaust terminates above the roofline and away from windows, doors and air intakes.

Many Pennsylvania basements contain a sump pit. Where it connects to drain tile, it is a candidate suction location, and even where it is not used for suction, an open pit is an opening in the floor that a designer will want addressed.

Cracks and sealing

Sealing cracks and openings supports a mitigation system by reducing the air a fan pulls from the basement rather than from the soil. Sealing alone is not treated as a reliable radon solution, and should not be presented as an alternative to a system.

Testing after installation

Once the fan is running and the system has stabilized, a follow-up test documents the result. For a basement system, the test is placed according to published guidance for the lowest lived-in level.
