Radon Mitigation: How Systems Reduce Indoor Radon

Radon mitigation is the engineering work of intercepting soil gas before it enters the building and venting it outside. This page explains the concept, the components, how designs differ by foundation, and what to ask before you hire.

What radon mitigation is

Mitigation does not remove radon from the soil and does not filter the air. It changes the pressure relationship between the ground beneath a building and the building itself, so soil gas takes a designed path to the outdoors rather than an accidental path indoors.

The result is measured, not assumed. A system's success is demonstrated by a post-mitigation test, which is why no honest professional promises a specific final number in advance.

How active soil depressurization works

A fan draws air from beneath the slab or membrane, creating a small negative pressure field under the foundation. Soil gas follows that pressure field into the piping instead of leaking through cracks, joints and penetrations.

The extent of that pressure field depends on what is under the slab. Clean aggregate lets a single suction point influence a wide area; dense, poorly permeable material may require more than one point.

This is why diagnostics matter: a professional can measure whether suction reaches the far corners of the foundation rather than assuming it does.

Basement systems

A basement gives clear access to the slab, so a suction point is usually cut directly into the floor and piping is routed either through the interior of the house or out through the rim area to an exterior riser. Finished basements complicate routing, not feasibility.

Crawl space systems

Crawl spaces with exposed soil are handled differently: a sealed membrane is installed over the soil surface and suction is applied beneath it. The membrane is the working surface of the system, so its sealing and durability matter as much as the fan.

Sump-related systems

Where a sump pit is connected to sub-slab drain tile, that pit can be an efficient suction location — but only with a sealed, gasketed cover that keeps the pump, float and discharge fully serviceable.

Passive-system activation

Newer Pennsylvania homes may already contain radon-resistant piping installed during construction. Where that pipe is properly routed and terminated, adding a fan can convert it into an active system — after an evaluation confirms the existing pipe is suitable.

An installed system is not a permanent guarantee. Fans fail, gauges change, seals degrade, renovations alter the slab, and drainage work can change the sub-slab environment. Elevated readings in a mitigated home point to evaluation, not to a second opinion on the original decision.

When a system is not performing

Installation considerations

  • Where the suction point can be placed without compromising structure or drainage.
  • Whether one zone is enough, or multiple foundation areas require separate points.
  • Interior routing through closets and the attic versus an exterior riser.
  • Fan location outside occupied space, with an accessible service position.
  • Electrical supply installed to code by an appropriately qualified person.
  • Exhaust height and distance from windows, doors and air intakes.
  • Noise, aesthetics and how the system interacts with finished space.
  • Sealing of major openings as a supporting measure, not a stand-alone fix.

A follow-up test after the system is operating is the verification step. If the level is still elevated, that is diagnostic information about the building — often about suction coverage — rather than a reason to start over.

Ongoing ownership is simple but not zero: watch the system monitor, keep the exhaust and piping intact, keep sump covers and membranes sealed, and retest periodically.

Pennsylvania certification

In Pennsylvania, persons and firms performing radon testing, mitigation or laboratory services for others are generally required to be certified by DEP, subject to the exemptions set out in the Commonwealth's Act and regulations. Verify certification status directly with DEP before hiring.
